Privacy Policy

This website is operated by Duc Minh Lam, a transaction coordinator affiliated with Century Financial Group Co., Century Real Estate Group Inc., Unity Financial Group, West Coast Real Estate (“we,” “us”). This policy explains what personal information we collect through this website, how we use and share it, and the choices and rights you have. It is posted to meet the California Online Privacy Protection Act (CalOPPA) and, where it applies, the California Consumer Privacy Act as amended by the California Privacy Rights Act (CCPA/CPRA).

Documents and information you provide during an actual real-estate transaction are also governed by the policies of the licensed brokerage handling that transaction.

Information you give us. When you use a form on this site (the transaction support request, the contact form, the quick message panel), we collect what you enter. This can include:

• Name, email address, and phone number
• Property address, property type, and condition
• Timeline, preferred approach, and any notes or messages

Voice assistant. If you choose to start a conversation with the on-site voice assistant, your voice audio and the conversation transcript are processed by our voice-AI provider to run the conversation. Please do not share sensitive information such as Social Security, bank account, or loan numbers with the assistant.

Collected automatically. Like most websites, our hosting provider records standard technical data such as your IP address, browser type, pages requested, and the date and time of each request. Our bot-protection service (Cloudflare Turnstile) checks browser and device signals when you submit a form, to tell people from automated spam.

Cookies and local storage. We do not use advertising or analytics cookies. We use:

• A googtrans cookie that remembers the language you pick in the translation menu.
• A browser local-storage entry that remembers you acknowledged the site disclaimer, so it is not shown on every visit.
• Cookies that Cloudflare Turnstile and the voice-assistant provider may set to operate their services.

• To respond to your request or question and follow up with you
• To coordinate transaction documents, timelines, and communication, and to refer you to the appropriate licensed professional when licensed services are needed
• To prevent spam, fraud, and abuse of the site
• To meet legal, regulatory, and record-keeping obligations

We do not sell your personal information, and we do not “share” it for cross-context behavioral advertising as those terms are defined under California law. We have not done so in the past 12 months. We disclose personal information only:

• To the affiliated organizations listed above, and to the licensed agent or brokerage handling your matter, when that is needed to respond to your request
• To service providers that operate this website for us and may use the information only for that purpose. These are website hosting (Vercel), bot protection (Cloudflare), form routing and email delivery (n8n workflow automation and our email provider), page translation (Google Translate, only when you choose a language), and the voice assistant (ElevenLabs, only when you start a conversation).
• When required by law, subpoena, or a licensing authority, or to protect the rights, safety, or property of you, us, or others

We keep inquiry and form information for as long as needed to respond to you and to support any resulting transaction, and then for as long as real-estate record-keeping rules, tax law, or other legal obligations require. When information is no longer needed, we delete it or de-identify it.

When you submit a request, you agree that we may contact you by phone, email, or text message about that request. Consent is not a condition of any service. Message and data rates may apply.

• Texts: reply STOP to any message to opt out.
• Email: to stop receiving emails from us, use the unsubscribe link in any marketing email, or email info@ducminhlam.org with “Unsubscribe” in the subject. We process opt-outs within 10 business days.
• Calls: if a call will be recorded, we will tell you at the start of the call and ask for your consent, as California law requires.

If you are a California resident, you may ask us to:

• Know and access the categories and specific pieces of personal information we have collected about you, its sources, our purposes, and who we disclosed it to
• Delete personal information we collected from you, subject to legal exceptions such as transaction record-keeping
• Correct inaccurate personal information
• Opt out of the sale or sharing of personal information. We do not sell or share it, but you may still submit this request.
• Limit the use of sensitive personal information. We do not use sensitive personal information to infer characteristics about you.

We will not discriminate against you for exercising these rights. To make a request, contact us using the details below. We will confirm receipt within 10 business days and respond within 45 days. We may need to verify your identity by matching information you have already given us. You may use an authorized agent if you give them signed permission.

Shine the Light. California Civil Code §1798.83 lets California residents ask whether we disclosed personal information to third parties for their direct-marketing purposes. We do not make such disclosures.

This site does not track you across other websites and does not run advertising or analytics trackers, so browser “Do Not Track” signals do not change how it behaves. We treat a Global Privacy Control (GPC) signal as a valid request to opt out of the sale or sharing of personal information.

We use reasonable administrative, technical, and physical safeguards, including encrypted (HTTPS) connections and bot protection on every form. No method of transmission or storage is completely secure. Do not send Social Security numbers, bank account numbers, or wiring instructions through website forms or the voice assistant. We will never ask you to wire funds by email or text. Always confirm wiring instructions by phone with the escrow company, using a number you have verified independently.

This site is not directed to children under 16, and we do not knowingly collect their personal information. If you believe a child has given us information, contact us and we will delete it.

We may update this policy from time to time. The “Last updated” date at the top shows when it last changed. Material changes will be posted on this page.
