Escrow explained

The California escrow timeline, step by step.

A typical financed purchase in California closes in about 30 to 45 days, but every contract sets its own dates. Here is what usually happens, in order, so you know what to expect.

The usual order

  • Escrow opens and the buyer's deposit is delivered.
  • Inspections, disclosures, appraisal, and loan underwriting run in parallel.
  • Contingencies are removed, documents are signed, and the deed is recorded.

What to know

Week 1

Escrow opens, the deposit is wired, and disclosures and reports start moving.

Weeks 2–3

Inspections, appraisal, and loan review happen. Many California contracts use 17-day contingency periods unless the contract says otherwise.

Final weeks

Loan approval, final walk-through, signing, funding, and recording of the deed.

Questions worth asking

  • What closing date is in my contract?
  • Which contingencies apply, and when do they end?
  • Who is my escrow officer?

Frequently asked questions

How long does escrow take in California?

Often 30 to 45 days for a financed purchase and less for cash, but the purchase contract sets the actual dates.

What does closing mean?

Closing is when the loan funds and the deed is recorded with the county, transferring ownership.

What can delay closing?

Common causes include missing documents, appraisal or loan issues, title problems, and unsigned disclosures. Tracking deadlines closely helps avoid them.
